Why do some properties take so long to sell?

There are properties that are listed... and there they remain. Months (sometimes years) of watching time pass without anything happening. No showings, no calls, no offers.

And that creates frustration. Because when someone decides to sell, the last thing they expect is to be trapped in uncertainty.

But when a property doesn't sell, there's almost always something wrong. And it's not just one factor: three must be in balance for the sale to go smoothly.


State – Marketing – Price.

And if one of these three fails, the whole process comes to a standstill.

It's not about everything being new or luxurious, but it must be in a condition that can be displayed clearly and with a good impression. A cluttered, dark house, or one with visible details that weren't attended to can scare off even someone who was truly interested.


📢 Marketing:

It's not enough to simply snap a couple of photos on your phone and post them anywhere. Today, you need a strategy: good photos, compelling text, videos, a well-curated digital presence, and targeted outreach to reach those who are actually looking for something like that property. And no, not all websites or networks work the same for all properties.


💰 The price:

And this point is key. Not just any price, but the right one .

This is where it's worth making an important distinction: a traditional appraisal is not the same as a comparative market analysis.

The former is usually more oriented toward legal or mortgage purposes, with a technical focus. Comparative analysis, on the other hand, examines similar properties that are for sale or have recently been sold in a given area, with similar characteristics. This comparison provides a more realistic, more market-based value , allowing for a competitive price aligned with current sales.


When these three factors align, the sale usually happens much faster. And when they don't... the property remains stuck.


That's why working with a single person or real estate agency who strategically manages the entire process is also valuable. It's not about quantity, but about quality: professional, focused, and personalized management that understands how to combine these elements to achieve the goal.


In the end, it's not just about selling a property. It's about closing a cycle. And that requires more than desire: it requires strategy, clarity... and real support.
